Ateliers Jean Nouvel drew the architecture, the interiors and the landscape as a single commission — unusual at any scale, and the reason the building reads as one idea rather than a shell with a fit-out. Nouvel set two structures apart and ran a planted lagoon between them, so that water and reflected light reach the residences from the inside as well as from the bay. He has called the result a reflection machine.
The glazing carries a sawtooth honeycomb façade that catches and diffuses light while framing the view and screening the rooms behind it. Climbing gardens run up the north and south elevations for shade and privacy. Inside: ten-foot ceilings, custom wood floors, private or semi-private elevator entry, and a terrace for every residence, some with reflecting pools of their own.

These are the eight sheets the developer published, not a complete catalog: the building has fifty-nine individually designed residences and most have no released drawing. Square footages are the developer’s, measured to the exterior face of exterior walls and the center line of demising walls, which is larger than the unit as defined in the condominium declaration; terraces are limited common elements and are not part of the unit. Unlike some developer sets, all eight of these title blocks reconcile internally, so nothing here has been adjusted. Plans are the developer’s artistic depictions and may differ from the residences as built.
For buyers
Every residence at Monad Terrace is already delivered and privately owned, so a purchase here is a resale, not a reservation — closer to buying any established condominium than to a pre-construction contract. That is a real advantage: the building, the amenities and the association all already exist and have a track record. It also means due diligence looks a little different than shopping a new building’s sales center.

General information about buying a resale condominium in Florida, not legal, tax or lending advice. Laws and association rules change; confirm anything that matters to your purchase with a Florida real estate attorney, your lender and the association.
In a Florida resale the seller provides the declaration, bylaws and rules, the association’s current budget and latest annual financial statement, its most recent Structural Integrity Reserve Study, and a Frequently Asked Questions sheet. Under current Florida law you can cancel within seven days of receiving them, not counting weekends and holidays, unless your contract confirms you had them for seven days before signing. Use that window: these documents govern pets, leasing, renovations and assessments.
Florida requires condominium buildings of three or more stories to keep a Structural Integrity Reserve Study current, covering the roof, structure and other major components, and to complete a Milestone Inspection once a building turns thirty. Monad Terrace is a recent building, so its first Milestone Inspection is years away; the reserve study, and how the association funds reserves against it, is what to read now.
Before closing, the association issues an estoppel certificate stating what is owed on the unit — regular assessments, any special assessment already levied and any other charges. Ask separately whether a special assessment or a major project has been discussed but not yet voted, since that will not appear on the certificate. The board’s recent meeting minutes are the place to look.
The association insures the building; you insure the interior of your unit and its contents with a condo (HO-6) policy, which most lenders require. Much of Miami Beach is low-lying and sits in a FEMA flood zone, so look up the flood zone for the address and ask what the association’s master flood policy covers before you budget.
When a Florida home sells, the seller’s homestead exemption and Save Our Homes cap fall away and the property is reassessed at market value the year after your purchase, so your tax bill can be much higher than the seller’s. If the residence will be your permanent home, apply for your own homestead exemption with the Miami-Dade Property Appraiser by March 1.
A private home inspection covers what the association’s documents don’t — the finishes and systems specific to the unit itself. If you are financing, start early: loans above the conforming limit are jumbo loans, and each lender runs its own review of the building’s reserves, insurance, assessments and any litigation before it will approve the unit.
For owners
Fifty-nine homes, every one individually designed, and only a handful change hands in any year. That thinness cuts both ways: there is very little competing with you, and very little to price against. A valuation here has to be built from the building’s own history — your floor and line, which way the terrace faces, whether you have the sawtooth glazing, and what you have done inside.

Jean Nouvel won the Pritzker Prize, architecture’s highest honor, in 2008. He is one of a small number of internationally recognized architects with a completed building in the United States, and Monad Terrace is the one in Florida: the developer’s fact sheet credits him and Ateliers Jean Nouvel for the architecture, the interiors and the landscape as a single commission, the detail that makes this building unusual at any scale.
His built work outside Miami spans museums, towers and mixed-use buildings on three continents — the honeycomb glazing and reflective lagoon at Monad Terrace draw on the same architectural language as the buildings at right.

The developer’s fact sheet and its floor plan sheets name different bathroom fittings — Dornbracht on one, Vola on the other — and only the plan sheets attribute the freestanding tub to Antonio Lupi. Both are the developer’s own documents and neither is clearly the later one, so confirm fittings for any specific residence rather than relying on either sheet.

Fifty-nine, each individually designed, arranged around the central lagoon. That is a small number for a waterfront building on this stretch of the bay, and it is the main reason resale inventory here is thin.
The eight published sheets run from 1,441 to 3,936 square feet of interior space, in two- to five-bedroom layouts, with exterior space from 570 square feet to 1,560. The developer specifies ten-foot ceilings, with double-height ceilings of up to eighteen feet in select penthouses. The other residences have no published drawing, so ask for the specific plan you are interested in.
